Permiva currently covers approximately 2.84 million Colorado residents and holds approximately 1.04 million roofing permit records. Across the covered population, the database has about 31 years of average record depth.
Coverage is published jurisdiction by jurisdiction rather than presented as a blanket statewide claim. The live coverage page shows the municipalities and counties currently available and the record span held for each.
Coverage is not the same thing as a permit count. A property can be inside a covered jurisdiction and have no roofing permit on file during the available record period. Permiva keeps those concepts separate.
Why Colorado permit data is jurisdiction-specific
Building permits are issued and published by local authorities. That means roof replacement history is fragmented across separate county and municipal systems rather than stored in one uniform statewide roof-permit database.
For a usable roof-age dataset, the important question is not simply whether a permit source exists. It is whether the correct issuing jurisdiction is covered, how far its records reach, whether dates are complete, and whether the source is being refreshed.
Record depth matters for roof age
A recent permit feed can be current and still be incomplete for roof-age work. If a source begins in 2015, for example, a roof replaced before that date can appear identical to a property with no replacement permit at all.
Permiva therefore tracks the earliest available records by jurisdiction and publishes coverage depth alongside freshness. Across the currently covered Colorado population, average depth is approximately 31 years.
From municipal records to normalized roof data
Local permitting systems do not use one common schema. Addresses, permit types, descriptions, statuses and dates vary by jurisdiction. Permiva converts those source records into a consistent structure that can be searched by address or matched in bulk.
The source remains the issuing jurisdiction. Normalization is used to make records comparable and searchable; it is not a model-generated estimate of roof age.
Using Colorado roof permit data
Roofing permit history can support underwriting, agency quoting, claims research and property diligence where documented replacement history matters. A permit record can establish a documented roof event that imagery alone may not identify, particularly when a replacement does not materially change the roof's visible surface.
